The property is located in Loc. Sustrico 4, just 3 km from the historic centre of Spoleto, Umbria. Although it sits in the countryside, it is easy to reach by car, with free private parking and excellent access to nearby towns such as Assisi, Trevi, and Montefalco.

Yes, a 40 % deposit of the total stay is required at the time of reservation to confirm your booking. The remaining balance is paid upon check-in at the property.

Yes, the municipal tourist tax of € 1.50 per person per night (up to 4 nights) is included in your total booking amount and clearly stated during reservation.

Facilities & House Rules
Yes, all registered guests can enjoy the swimming pool daily from 8:00 a.m. to 8:30 p.m. Pool towels are provided. For safety reasons, access is limited to adult guests only, and diving or running near the pool is not allowed. Quiet behaviour and respect for others are required at all times to preserve the relaxing atmosphere of the property.
The tennis court is open from 7:00 a.m. to 9:00 p.m. Rackets and balls are available free of charge for guests. If you wish to play at night, extra lighting can be provided for a small additional fee. Please wear appropriate footwear and keep the area clean after use.
To ensure peace and comfort for everyone, quiet hours are from 9:00 p.m. to 7:00 a.m. Guests are kindly asked to avoid loud conversations, music, or activities that could disturb others during this time.
Smoking is strictly prohibited inside rooms, indoor areas, and outdoor spaces of the property. Each room is equipped with smoke detectors for safety. Violation of this rule will result in an extra cleaning fee, and guests will be asked to leave the property without refund.

The cost of repair or replacement will be charged based on the item’s actual value. In serious cases, the property reserves the right to terminate the stay and refuse future bookings.
