The earliest known records of the property date back to the 13th century. Today, the estate is divided into two separate areas: one is the private residence of the owners, while the other is dedicated exclusively to guests.

The guest accommodation is located in the property's historic medieval tower, which is believed to have originally served as an observation tower during the Middle Ages and was later converted into a church. Today, it offers three private rooms, each occupying an entire floor with its own private bathroom.

Guests can enjoy breakfast, free Wi-Fi, free private secure parking, a shared guest kitchenette, a peaceful garden, and a private outdoor tennis court. Check-out must be completed by 10:30 a.m. Early check-in and late check-out are subject to availability and may incur an additional fee.

Check-in is available from 3:00 p.m. to 9:00 p.m. Guests are kindly asked to inform the property in advance of their expected arrival time.

Guests who cannot provide a valid document cannot be accommodated, and check-in will be refused. Any applicable cancellation or no-show conditions will remain in force.

Every guest, including each member of a group, must present a valid identity document at check-in, as required by Italian law.

Laundry facilities
Guests may use the washing machine and tumble dryer on request. The applicable fee will be confirmed before the service is provided.

Ironing facilities
An iron and ironing board are available free of charge on request.

Towels and bed linen
Towels and bed linen are changed every three days. Additional changes are available on request at a cost of €15 per replacement set per guest.

Breakfast is served daily from 7:00 a.m. to 9:00 a.m. and features an Italian-style buffet with a selection of sweet and savoury options. Guests with specific dietary preferences or requirements are kindly asked to contact us in advance, as additional options may be available upon request.

Guests must communicate food allergies or intolerances before arrival to arrange suitable options.

The shared guest kitchenette includes a kettle with complimentary tea and sugar, a shared refrigerator with a freezer compartment, a microwave, a sink, cups, cutlery and crockery. Guests are welcome to bring their own food, store it in the shared refrigerator and consume it in the communal kitchen area.

The refrigerator is accessible at any time of day, and guests may prepare tea whenever they wish. The kitchenette may be used from 12:30 p.m. to 3:30 p.m. to prepare cold dishes and reheat simple meals.

The hob and oven are not available for guest use.

Only registered guests are permitted in the accommodation area and guest rooms. External visitors may be admitted to the tennis court by prior arrangement and subject to an additional fee. Registered B&B guests may use the tennis court free of charge during their stay, subject to availability and advance booking. Further conditions are available in the House Rules & Regulations.

Small pets are permitted only with prior approval from the property manager. Pet approval must be obtained in writing before arrival. Bringing an unapproved pet may result in refusal of accommodation Pets must be sociable with people and with the other animals present on the property. They must not pose any risk and must remain under the owner’s supervision and responsibility at all times.

During quiet hours, pets must not disturb other guests or the resident animals. They may not be left unattended in the room or in shared areas.

Guests must bring everything required for their pet. Adagio Umbro does not provide bowls, litter trays, training pads or other pet accessories. A pet supplement of €25 per pet, per night applies. Further conditions are available in the House Rules & Regulations.

To ensure a restful stay for all guests, quiet hours are observed from 10:00 p.m. to 7:00 a.m. During this time, loud noise, amplified music, raised voices or any other behaviour that may disturb guests or the animals on the property is not permitted.

A tourist tax of €2.00 per person per night applies for a maximum of four consecutive nights. The tax is shown separately during the booking process and is added to the accommodation price. Any legally applicable exemptions will be applied upon presentation of the required documentation. The tourist tax must be paid according to the payment method indicated during booking or at the property.

Smoking and vaping are not permitted inside guest rooms, bathrooms or shared indoor areas. Smoking is prohibited at the property.

Candles, incense, portable cookers and any other open flames or heat-producing appliances are strictly prohibited inside the accommodation.

Due to stairs, changes in level, absence of lift and the layout of the historic property, the accommodation is not suitable for guests with reduced mobility. Guests with specific accessibility requirements should contact the property before booking for clarification.

Cancellations made at least 7 days before arrival are free of charge. Cancellations made between 6 and 2 days before arrival are charged at 50% of the total booking value. Cancellations made less than 2 days before arrival, as well as no-shows and early departures, are charged in full.
