Many travellers come to Umbria looking for beautiful towns, good food, hill views and a slower way to experience Italy. Spoleto offers all of this: a historic centre, Roman and medieval traces, the cathedral, theatres, walking routes and an elegant atmosphere that feels deeply Umbrian in the smaller scale contrary to the Roma, for example.
But where you stay also changes the way you experience a destination. A room in the historic centre gives one type of visit. A countryside or rural stay gives another: more space, easier parking, quiet evenings, rural views and the feeling of returning to a place that belongs to the landscape.
Adagio Umbro was created for this second kind of traveller: someone who wants to visit Spoleto, but also wants to stay in a countryside property with history, character and practical comfort.
Adagio Umbro and the Historic Landscape of Sustrico
Adagio Umbro is located in Sustrico, in the rural part of Le Palazze medieval eastate, just outside Spoleto. This is not an anonymous countryside zone. Sustrico is documented from at least 1296 in the municipal statutes of Spoleto, where it appeared as a rural settlement within the territory of the Comune.
In medieval terms, this meant a small rural community connected to Spoleto, its roads, its agricultural land and its local responsibilities. The word “villa” in this context did not mean a private villa as modern travellers understand it, but a countryside settlement belonging to the wider civic and rural geography of Spoleto.
This detail is important because it gives the area around Adagio Umbro a deeper identity. The property is not simply “near Spoleto”; it stands inside a landscape where people lived, worked, travelled, cultivated land and built stone structures for centuries.
A New Chapter for Adagio Umbro
In the 1980s, the property entered a new phase when it was purchased and renovated by a well-known football player. In 1995, it passed to a local owner and, over the following years, was used in different ways, including room rental and private events, . During this period, the property became known as Adagio Umbro, a name that we decided to preserve when we became its owners and caretakers in 2022.
Our work has been focused on bringing the property back to life with respect for its character. After years of limited maintenance, many practical details needed attention: small repairs, careful improvements, restoration of functionality and a more coherent vision for hospitality. One of the most important projects was the complete renovation of the tennis court, now part of the guest experience at Adagio Umbro.
We also created a new visual identity for the property. The Adagio Umbro logo was designed to reflect the real tower of the historic casale, set against the soft horizon of the Umbrian hills and sunrise. It is not an invented symbol, but a direct reference to the house itself and to the landscape that surrounds it.
The Tower and the Old Community Oven
One of the most evocative features of Adagio Umbro is the tower rising from the historic casale. Historical research on Sustrico suggests that one of the present dovecote towers of the Casale delle Palazze may originally have served as a lookout tower. Its position, oriented toward the old Via Flaminia route and toward Spoleto, makes this interpretation especially suggestive, although it should be understood as a historical hypothesis rather than a confirmed military record.
Traces of narrow openings are still visible near the upper part of the tower, facing both the direction of Rome and the direction of Spoleto and its fortress. They recall a time when rural buildings were not only places of farming and family life, but also points of observation within a wider landscape of roads, hills and settlements.
Another important feature of the property is the large traditional oven, still preserved and functional today. According to local oral memories shared by former residents of Sustrico, this oven once have served as a communal bread oven, where local families gathered periodically to bake bread for the community. Whether used privately or collectively, it remains one of the strongest symbols of the rural life that shaped this house: bread, fire, work, neighbours and the practical rhythm of the Umbrian countryside.
Le Palazze: A Small Rural Nucleus, Not a Single House
The name Le Palazze refers to a historic rural nucleus in the countryside of Sustrico. Archive material identifies more than one building in this area, including two casali and the nearby church of San Nicolò de Publica.
The property now connected with Adagio Umbro corresponds to the first casale of Le Palazze. In the 1968 Carta Monumentale Paesistica dell’Agro Spoletino, it is recorded as “Castello delle Palazze – I° Casale”, with cadastral reference Foglio 216, Particella 8.
The archival description identifies the complex as a place of historical and monumental interest, with origins connected to a medieval fortified rural settlement and later transformation into a farmhouse. This does not mean that Adagio Umbro should be understood as a hotel-castle or a reconstructed medieval attraction. Its value is more discreet and more authentic: it is a real countryside property with a documented past.
A Medieval-Origin Casale in the Umbrian Countryside
The historic character of Adagio Umbro is visible in the architectural language of the place: stone walls, tower-like volumes, rural proportions and a strong relationship with the surrounding countryside.
In Umbria, history is often not separated from ordinary life. A farmhouse may have medieval origins. A rural road may follow a much older route. A small church may preserve Roman stones reused in its walls. A field name may survive in cadastral records long after the landscape has changed.
This is the kind of history that surrounds Adagio Umbro. It is not loud or theatrical. It is layered, rural and real.
San Nicolò de Publica and the Old Religious Landscape
The wider area of Sustrico and Le Palazze also included religious buildings, including San Nicolò de Publica and San Martino de Sustrico. These were part of the old spiritual and rural geography of the countryside around Spoleto.
San Nicolò de Publica stood near the Casale delle Palazze and has its own remarkable history. Historical descriptions mention reused Roman stone elements from a nearby burial area, medieval architectural features, a bell dated 1664, references to the Leti family and later links with the Antonelli family.
San Nicolò is a separate building and is not part of Adagio Umbro. Yet it helps explain the character of the place. Around Le Palazze, Roman traces, medieval worship, noble family history, rural roads and agricultural life all existed within a small area of countryside.
Valle Rosa: A Neighbouring Estate and Local Partner
The historic landscape around Sustrico is also shared with Valle Rosa, a neighbouring estate with its own family history and rural identity. The property, once belonging to another local family, was carefully renovated and opened in 1996 as an agriturismo and restaurant, becoming an important point of reference for hospitality in this part of the Spoleto countryside.
Today, Valle Rosa is not only our neighbour, but also a valued friend and local partner. We share the same respect for Sustrico, for the rural heritage of the area, and for a more authentic way of welcoming visitors to the Spoleto territory.
Its restaurant Tipico offers local Spoleto and Umbrian cuisine, together with a thoughtful selection of regional wines. For guests of Adagio Umbro, Valle Rosa represents one of the closest and most meaningful places to experience the flavours, hospitality and identity of this countryside.
Valle Rosa is also an excellent reference point for travellers who enjoy walking, nature and outdoor experiences. Its estate includes forest, farmland and countryside trails, with routes that connect to the ancient Patricano path, the Tessino creek, Monteluco and the Giro dei Condotti. The Leti, the Antonelli and the Memory of the Countryside
Around the 16th century, Sustrico became connected with the noble Leti family of Spoleto. After the extinction of the family in the early 19th century and later changes, the property passed to the Antonelli family in 1851.
For a traveller, these names are not only historical details. They show that this small area near Spoleto belonged to a wider story of noble families, rural estates, religious buildings, farmhouses and agricultural land.
Nineteenth-century cadastral records also document the area of Le Palazze through land names, property holders and agricultural uses. They mention rural elements such as pasture, vineyard-arable land, woodland, farmhouses and places connected with San Nicolò. This gives a practical picture of the landscape: not just towers and old stones, but fields, work, roads and everyday rural life.

Today, Adagio Umbro is being prepared as a small countryside B&B near Spoleto. The aim is not to turn the property into a museum or to exaggerate its past, but to preserve its atmosphere while offering a comfortable stay for modern guests.
The property offers rooms with private bathrooms, breakfast, internal parking, green outdoor spaces and the possibility of playing tennis by reservation during the stay. These practical details matter, especially for international travellers who want beauty, but also clarity and comfort.
The result is a stay that combines rural heritage with useful hospitality: history without stiffness, countryside without isolation, and Spoleto close enough for easy daily visits.
